York Region Vacant Residential Unit Supply Inventory (February 2006)
| This report provides a preliminary supply/demand analysis of vacant residential unit potential at the regional scale and is current to June 30, 2005. The inventory is a key component of the Region's Growth Management work in assessing the adequacy of the supply of residential lands in the Region.
The total potential supply of vacant residential units captured in the inventory is 130,080. The inventory does not include a complete analysis of intensification potential nor does it include units outside of plans of subdivision and plans of condominium. The total regional supply of potential units represents a 12.8 to 15.7 year supply, depending on the method of calculation.

This report, current to January 1, 2005, is part of on-going Regional work on Employment Lands in the Region, and provides:
- an inventory of the supply of vacant employment land;
- data on the rate of employment land consumption;
- a supply/demand analysis.
As well the study:
- identifies the quality of vacant employment land;
- identifies employment land development trends to attract investment to the Region;
- provides a basis for reviewing Regional Official Plan policies;
- provides a basis for comment on recent Provincial initiatives.

The total supply of vacant employment land in York Region is 2,862 net hectares (7,073 net acres), or an 18.5 year supply. Some vacant employment lands are encumbered from development in the short term due to infrastructure constraints. The supply of vacant employment land in York Region, excluding encumbered lands and lands approved for industry on private services is 1,754 net hectares (4,336 net acres), or a 11.8 year supply. Key challenges facing the Region with respect to the vacant employment land inventory include:
- the provision of transportation and water and wastewater services to encumbered lands
- long-term supply concerns in some local municipalities
- the preservation of strategically located vacant employment lands along the 400-Series Highways for employment uses.
