New affordable housing for seniors in Unionville
The Regional Municipality of York is working with Unionville Home Society (UHS) and Minto Communities on a master plan to redevelop the UHS campus to include:
- An affordable rental building for seniors, owned and operated by Housing York Inc. (HYI), York Region’s affordable housing company
- A new Minto Communities townhome development
The new HYI building will be split into two gradual sections of eight-storeys and 12-storeys, and will include approximately 260 apartments for seniors, a public community centre and a seniors hub offering seniors-focused services to the community. The building is on track to see its first residents move in by the end of 2022.
A Request for Proposal was issued in 2018, and Martinway Development Ltd. was the successful bidder, and subsequently awarded the construction contract.

York Region held community engagement sessions and an online survey during the months of October and November 2018. The survey is now closed.
Thank you to all participants who shared their feedback, providing York Region with valuable information that will help inform the activities, programs and services to be offered at the future Unionville Seniors Affordable Housing Development. These programs and services will help keep City of Markham residents healthier for longer and create an age-friendly, complete community.

- On-site underground, weather-protected parking
- Short-term surface visitor parking
- Community centre and seniors hub with programming and services
- Indoor and outdoor amenity and common spaces for residents
- Outdoor garden and pedestrian walkway
- Green/energy efficient building systems

Development Status
Unionville campus site works continue. Activity on site includes the reconfiguration of the driveway from Highway 7 and the installation of underground municipal services. Pedestrian access through the site will be maintained throughout construction. Best efforts are being made to avoid construction activity on Saturdays. Regular construction activity may result in noise and vibration, the contractor will follow the City of Markham Noise By-law.

The new affordable housing building for seniors in Unionville will include a limited number of market rent units. Housing York will provide market rent application information when the building is close to completion, likely in 2022.
