Housing York Inc. supports community and highlights action in 2025
On Thursday, April 16, 2026, Housing York Inc. (HYI) reported strong capital investment, tenant support and energy performance gains in its 2025 Annual Report to its Board of Directors.
As York Region’s housing corporation, HYI plays a critical role in increasing the supply of community housing for residents.
HYI is the largest community housing provider in York Region, offering homes to approximately 5,000 residents across 3,124 units in 38 buildings located in all nine local municipalities.
Approximately 78% of these units are subsidized providing an affordable rent and supporting residents with varied financial needs, while the remaining 22% operate at market rent, helping to maintain a financially sustainable and inclusive housing portfolio. HYI also owns and manages seven Emergency and Transitional Housing sites, which are operated by community partners.
Capital Investments and Improvements
In 2025, HYI invested $13.7 million across 120 capital projects. Capital investments included:
- $4.9 million in critical building systems, such as HVAC, mechanical and electrical and safety infrastructure
- $3.9 million in exterior repairs and weatherproofing to extend building life and improve energy performance
- $3.8 million in interior upgrades supporting accessibility, aging-in-place and day-to-day livability
- $1.1 million in site improvements addressing drainage, lighting, circulation and outdoor safety
Energy retrofit projects delivered measurable reductions in greenhouse gas emissions, while newer construction, including Mosaic House, exceeded energy performance standards.
Enhancements to Tenant Relations
HYI encouraged resilient communities and enhanced innovation to stabilize tenancies and provide early intervention, payment plans and improve resident services, including:
- Delivered 758 on-site engagement and program activities across HYI communities in collaboration with community, local municipal and internal program partners
- Supported an average of 60 households per month, stabilizing tenancies through the Social Worker and Family Support Worker programs
- Delivered digital improvements, including full roll-out of Resident Portal for online maintenance requests
- Improved operational efficiency through enhanced digital inspections, expanded security technology and ongoing energy-saving upgrades to support long-term sustainability
